In short
The 12th lord in the 11th house is the ruler of expenditure and loss placed in the house of gains, income and elder siblings. BPHS Ch. 24 Sl. 143 reads it as incurring losses, being brought up by others and sometimes gaining through others, the text's claim and not a forecast. By sign it is a comfortable table: six friendly rows and one own-sign row (Pisces rising).
What the placement means
"The 12th lord in the 11th house" is the lord of expenditure, loss and distant places standing in the house of gains, income, friends and elder siblings. The lord of outflow sits in the house of inflow.
The 11th is an upachaya. The two houses are adjacent: counted from the 12th, the 11th is the 12th, the sign just behind. Houses are whole-sign from the Ascendant (whole-sign houses).
The two houses involved
The 12th house (Vyaya Bhava) governs expenditure, losses, distant places and release.
The 11th house (Labha Bhava) governs gains, income, friends and elder siblings.
What BPHS says about the 12th lord in the 11th
Ch. 24 Sl. 143: if the lord of Vyaya is in the Labh Bhava, the native "will incur losses, be brought up by others and will sometimes gain through others". The bphs-alt text agrees. The verse sets the 12th house's loss against the 11th house's gain and lets both appear: losses, with occasional gains, both through other people. "Brought up by others" is the text's phrase; this app reports it and does not read it as a statement about anyone's upbringing.
Sl. 145-148 scale it: full, half or a quarter by strength, with both lordships read for a planet owning two houses, contrary results cancelling.
Loss in the house of gain
Ch. 34 Sl. 2-7 leave the 12th lord to its associations and class the 11th lord among the evil lordships. For Pisces rising Saturn owns both the 11th and the 12th, so the 12th lord in the 11th is the 11th lord at home, and BPHS's verse for that, Sl. 131 (gains in all undertakings, learning and happiness growing day by day), applies alongside Sl. 143. The two verses contradict each other on gains, and Sl. 145-148 say contrary results cancel. Neither the 11th nor the 12th is an angle or trine, so Ch. 34 Sl. 7's rule on the predominant lordship does not choose between them.
The Bhrigu Sutras' only remark on the 11th lord, inside the Moon-in-the-11th sutras, says a weak 11th lord brings expenditure and a strong one gains. It is about a different configuration, but it uses the same pair of ideas as Sl. 143. Saravali gives no verse on the 12th lord in the 11th.
Which planet it is, Ascendant by Ascendant
The engine's table with sign-only dignity from natural relationships (a real chart can shift the tier).
| Ascendant | 12th lord | 11th house sign | Sign-only dignity there | Other house it rules |
|---|---|---|---|---|
| Aries | Jupiter | Aquarius | Neutral | 9th |
| Taurus | Mars | Pisces | Friendly sign | 7th |
| Gemini | Venus | Aries | Neutral | 5th |
| Cancer | Mercury | Taurus | Friendly sign | 3rd |
| Leo | Moon | Gemini | Friendly sign | None (a luminary rules one sign) |
| Virgo | Sun | Cancer | Friendly sign | None (a luminary rules one sign) |
| Libra | Mercury | Leo | Friendly sign | 9th |
| Scorpio | Venus | Virgo | Debilitated | 7th |
| Sagittarius | Mars | Libra | Neutral | 5th |
| Capricorn | Jupiter | Scorpio | Friendly sign | 3rd |
| Aquarius | Saturn | Sagittarius | Neutral | 1st |
| Pisces | Saturn | Capricorn | Own sign | 11th |
Pisces rising is the own-sign row: Saturn in Capricorn. Scorpio rising puts Venus, owner of the 7th and 12th, debilitated in Virgo. No row is exalted and none is an enemy sign. Six rows are friendly: Taurus (Mars in Pisces), Cancer (Mercury in Taurus), Leo (the Moon in Gemini), Virgo (the Sun in Cancer), Libra (Mercury in Leo) and Capricorn (Jupiter in Scorpio). The rest are neutral.
Row by row
The second-lordship column decides what Sl. 143 is weighed against. For Aries rising Jupiter owns the 9th and stands in Aquarius, neutral; Sl. 107 (the 9th lord in the 11th: gains day by day) runs against Sl. 143. For Libra rising Mercury holds the same pair in Leo, friendly. For Gemini and Sagittarius rising the 12th lord owns the 5th (Venus in Aries, Mars in Libra, both neutral), and Sl. 59 (the 5th lord in the 11th: learned, an author, with many children and wealth) applies too. For Taurus rising Mars owns the 7th, friendly in Pisces, and Sl. 83 (the 7th lord in the 11th: gains through the spouse) applies. For Aquarius rising Saturn is the Lagna lord, neutral in Sagittarius, and the Lagna lord's favourable verse for the 11th (Sl. 11) applies. In most rows, then, a favourable second verse offsets Sl. 143.
Two rows are left with Sl. 143 standing nearly alone. For Leo rising the Moon owns only the 12th and stands in Gemini, friendly; for Virgo rising the Sun owns only the 12th and stands in Cancer, friendly. With no second verse to offset it, the mixed reading of losses and occasional gains through others is all the chapter gives, scaled by a friendly sign to a good share. For Cancer and Capricorn rising the second house is the 3rd: Mercury in Taurus and Jupiter in Scorpio, both friendly, with Sl. 35 (the 3rd lord in the 11th: gains in trade, adventurous) alongside, which again leans toward gain.
Counted from the 12th, the 11th is the 12th, the loss house of the house of loss. BPHS does not use that derived count in Sl. 143, but the verse's balance of losses with occasional gains is consistent with it.
Strength changes the reading
Because Sl. 143 is mixed, dignity scales both its losses and its occasional gains. Combustion and company come next; in the worked example, the 12th lord shares the 11th with an exalted Lagna lord.
From the 11th, every graha aspects the 5th. A Mars 12th lord also aspects the 2nd and the 6th; a Jupiter the 3rd and the 7th; a Saturn the 1st and the 8th.
How it sits beside the neighbouring placements
The reverse, the 11th lord in the 12th (Sl. 132), reads as dependence on good deeds, sensuousness and friendship with foreigners. Both together are a parivartana between the adjacent houses of gain and loss. The 12th lord in the 10th (Sl. 142) is mild and the 12th lord in the 12th (Sl. 144) speaks only of heavy expenditure.
Worked example: Taurus rising, Mars in Pisces
The engine's deterministic search found: 28 January 1985, 13:51 IST, New Delhi, Ascendant Taurus 20.77. Anyone can re-enter it in the birth chart calculator.
- With Taurus rising the 12th house is Aries and the 12th lord is Mars, which also owns Scorpio, the 7th.
- The 11th house is Pisces. Mars is there at 2.3 degrees, Purva Bhadrapada pada 4, "Friendly sign"; not combust.
- Venus, the Lagna lord (and 6th lord), shares Pisces at 1.62, "Exalted".
- The engine reports a Kendra-Kona Raj Yoga for Mars and Venus together, and Dharma-Karmadhipati Yoga through Saturn, the 9th and 10th lord, in the 7th.
Mars here is a friendly-sign 12th lord carrying the 7th lordship, joined by an exalted Lagna lord in the house of gains. On Sl. 145-148's scale Sl. 143 comes through at a good share, and so does Sl. 83 for the 7th lord in the 11th (gains through the spouse); the two meet on the idea of gains through others. The engine's Kendra-Kona link counts Mars as the 7th lord and Venus as the Lagna lord; Ch. 34 Sl. 15 would discount it because Venus also owns the 6th, an evil house.
How often the placement occurs
Of 3,000 sampled birth moments 1985-2060, the engine found the 12th lord in the 11th house in 257, or 8.6%. That is a count of moments, not people.

Questions about the 12th lord in the 11th
- What does BPHS say about the 12th lord in the 11th house?
- Ch. 24 Sl. 143: losses, being brought up by others, and occasional gains through others. Sl. 145-148 scale this by strength and the other lordship. It is the text's claim, not a forecast.
- Does it cancel the 11th house's gains?
- The verse sets losses and occasional gains side by side. This app does not forecast income from a placement.
- What about Pisces rising?
- Saturn owns the 11th and 12th and sits in its own 11th, so BPHS Sl. 131 (gains in all undertakings) applies too. The two verses contradict each other on gains, and Sl. 145-148 say contrary results cancel.
- Which Ascendant puts the 12th lord weakest here?
- Scorpio rising: Venus, owner of the 7th and 12th, debilitated in Virgo.
- What does the reverse placement say?
- The 11th lord in the 12th (Sl. 132): dependence on good deeds, sensuousness, more than one spouse and friendship with foreigners.
- Does a Saturn 12th lord in the 11th aspect the Ascendant?
- Yes. Saturn aspects the 3rd and 10th houses from itself as well as the 7th, and the 1st is the 3rd from the 11th. That applies for Aquarius and Pisces rising, where Saturn is the 12th lord.
- How common is it?
- It occurred in 257 of 3,000 sampled birth moments 1985-2060, 8.6%.
