In short

Of the 93 windows this app samples in December 2026, two pass every general property-purchase rule: 9:15 AM and 3:30 PM IST on Monday 14 December. Each has a nakshatra on the engine's list, an unavoided tithi, the waxing Moon, a listed weekday and no Rahu Kaal overlap. This is a filter on five general factors, not a score and not a promise.

This page applies this app's property-purchase muhurat rules to one month, December 2026. The Muhurat calculator and the Muhurat feature run an engine that scores three 90-minute windows a day, at 06:40, 09:15 and 15:30 IST, so December has 93. Of those, 27 have the Moon in a nakshatra the engine lists for a property purchase, 21 overlap Rahu Kaal, and 2 pass every general rule.

The 9:15 AM window is a close call. The Moon passes from Shravana into Dhanishta at 09:13 IST, two minutes before it opens, and Shravana is not on the property list. A panchang computed for your city can place that change some minutes differently, which is worth checking for a window this close; the 3:30 PM window has no such edge. No other window passes every rule; another 17 miss by exactly one factor:

How the days are chosen: the five general factors

A window "passes every rule" when all five are favourable: the Moon's nakshatra, tithi and paksha at the window's start, Rahu Kaal and the weekday. That counts factors on the engine's lists; it is neither the engine's score nor a ruling from any text.

RuleOn the list for a property purchase in this engineWhere it comes from
Moon nakshatraRohini, Mrigashira, Uttara Phalguni, Chitra, Anuradha, Uttara Ashadha, Revati or DhanishtaThe engine's list; no text in the library holds it.
TithiNot the 4th, 8th, 9th or 14th tithi of either half (the engine counts 1 to 30: 4, 8, 9, 14 in the bright half, 19, 23, 24, 29 in the dark half)The engine's list. Its comment calls 4, 9, 14 (and 19, 24, 29) Rikta and 8 and 23 Ashtami, and says no source book lists tithis to avoid. BPHS Ch. 89 Sl. 1-7, written for a different rite, asks for a day without Rikta-Bhadra Dosha but does not say which tithis are Rikta.
PakshaShukla, the waxing MoonBPHS Ch. 3 Sl. 11 and Saravali Ch. 4 Sl. 9 call the waning Moon a malefic; Saravali Ch. 4 Sl. 36 has benefics strong in the bright half. Reading that as good for a beginning is the engine's step.
WeekdayMonday, Thursday or FridayThe engine's list; no citation.
Rahu KaalThe window does not overlap itThe engine's weekday table, after Drik Panchang as its comment records. No text in the library mentions Rahu Kaal.
The engine's lists, read from its code.

Two personal factors, the Moon's house from your ascendant (or Moon sign) and your Personal Day number, are added only in the calculator and the in-app feature; the engine's property house list (1, 2, 4, 9, 11) cites no book either.

What the texts say about buying property, and the junction check

A search of BPHS, Saravali, Daivajna Vallabha, the Bhrigu Sutras and Advanced Predictive Astrology found no muhurat rule, and no list of nakshatras, tithis or weekdays, for buying property. Saravali Ch. 7 Sl. 5-6 comes nearest and works chart by chart: an enterprise of a bhava does better on the weekday, hora, month or year of that bhava's lord. BPHS Ch. 11 Sl. 5 places conveyances, lands and buildings under the 4th house; that says what the house signifies, not when to buy. The 4th is on the engine's property list; the match is this page's observation, not a source the engine cites.

The other text is gandanta. BPHS Ch. 92 Sl. 1 reads birth, travel and auspicious functions such as marriage at a junction of tithis, nakshatras or lagnas as inauspicious; this site does not repeat the outcome it names. A purchase is not among its examples, so the check below is a fact about the windows, not a rule for one. Sl. 2 puts the tithi junctions at the last two ghatikas of tithis 5, 10 and 15 and the first two of tithis 1, 6 and 11; this page reads those numbers within each half of the month (20, 25, 30 and 16, 21, 26 in the engine's 1-30 count). Sl. 3 puts the nakshatra junctions between Revati and Ashwini, Ashlesha and Magha, Jyeshtha and Mula. A ghati is 24 minutes (Ch. 5 Sl. 6-8), so two is 48. The engine tests none of this, though Revati is on its property list.

On the engine's change times, both passing windows keep one nakshatra and one tithi throughout and overlap no 48-minute span; only 4 of the 93 windows do, two of them listed near misses: 24 December 6:40 AM, and 19 December 3:30 PM, which contains the Revati-Ashwini crossing (15:59 IST). The 3:30 PM window ends 90 minutes before the last 48 minutes of Shukla 5 begin (6:30 to 7:18 PM). The Moon crosses the Jyeshtha-Mula junction at 21:02 IST on 9 December, and Sl. 5 names a wider span at this junction, Abhukta Mula (the last six ghatikas of Jyeshtha and the first eight of Mula); it runs from about 18:38 IST on 9 December to 00:14 on 10 December. No listed window falls inside it.

Worked example: the same month ranked for one reference chart

With the two personal factors added, the engine ranks the month for a fixed reference chart (1985-01-01 06:00 IST, New Delhi, 28.6139 N, 77.2090 E). These five are that chart's alone; the engine calls each Excellent.

None of the five passes every rule: three miss the weekday rule and two the dark-half rule. The two windows that do pass are not in the list. For this chart the Moon is in the 3rd house on 14 December, which the property list leaves out, and the Personal Day is 2, which adds no support; the 15 December windows have the Moon in the 4th house, on the list, and a Personal Day 3 line.

Limits: what these windows cannot tell you

  • They are not a verdict on a purchase: title, price, loan and legal checks are not tested, and the signing and possession dates are often set by the seller, the bank or the registrar, not by a window.
  • Three windows a day is a sample: 13 of December's 93 change nakshatra or tithi inside their 90 minutes. Times are IST and Rahu Kaal sits on a fixed 06:00 to 18:00 grid, so a sunrise-based panchang can differ; the panchang, Choghadiya and Rahu Kaal calculators cover the whole day or a place.
  • No window, whether it passes every rule or not, is a promise about a property. The Muhurat calculator takes your birth date, time, place and one activity and returns the top three windows of the 30 days from the day you use it. See also November 2026 and January 2027.
Why do only two windows pass every rule in December 2026?
Of the 27 windows with a listed nakshatra, 14 are in the bright half. Twelve of those fall on a Saturday, Tuesday or Wednesday, which are not on the property list; the other two are the 14 December windows.
Why is Wednesday 23 December, 3:30 PM, in Mrigashira, not on the list?
It misses only the weekday rule: Wednesday is not on the engine's property list, which has Monday, Thursday and Friday.
Does a window that passes every rule guarantee a good purchase?
No. It means five factors are on the favourable side of this app's lists; this app does not forecast how a purchase will go.
Should I use the day of the agreement, the registration or possession?
No text cited here says which counts, and the calculator does not ask: it ranks sampled windows over the 30 days from the day you use it. Check the dates the seller, bank and registrar can give before planning around a window.

What it needs

Date, time and place + What the muhurat is for

That is more than this article asks for - it only ever takes a date, and sometimes a time, and never a name or a birth place. So this one runs on its own page, which asks for exactly what it needs and stores none of it.
