In short

None of the 90 windows this app samples in November 2026 passes all five general property-purchase rules. Twenty-one miss by exactly one rule: 10 on the nakshatra list, 6 in the dark half and 5 on the weekday list, and the page names each. The filter is not a score and not a promise.

This page applies this app's property-purchase muhurat rules to one month, November 2026. The Muhurat calculator and the Muhurat feature run an engine that scores three 90-minute windows a day, at 06:40, 09:15 and 15:30 IST, so November has 90. Of those, 23 have the Moon in a nakshatra the engine lists for a property purchase, 22 overlap Rahu Kaal, and none passes all five general rules.

Property purchase windows in November 2026: none passes every general rule

No window passes every rule; each of the 90 misses at least one. Of the 23 windows with a listed nakshatra, 11 are in the bright half, but none is on Monday, Thursday or Friday, the engine's weekdays (they fall on 10, 11, 15, 17 and 21 November). The other 12 are in the dark half, where only 5 and 26 November, both Thursdays, are on a listed weekday. Twenty-one windows miss by exactly one factor:

How the days are chosen: the five general rules

A window "passes every rule" when all five are favourable: the Moon's nakshatra, tithi and paksha at the window's start, Rahu Kaal and the weekday, the same for every reader.

RuleOn the list for a property purchase in this engineWhere it comes from
Moon nakshatraRohini, Mrigashira, Uttara Phalguni, Chitra, Anuradha, Uttara Ashadha, Revati or DhanishtaThe engine's list; no text in the library holds it.
TithiNot the 4th, 8th, 9th or 14th tithi of either half (engine count 1 to 30: 4, 8, 9, 14 and 19, 23, 24, 29)The engine's list. Its comment calls 4, 9, 14 (and 19, 24, 29) the Rikta tithis and 8 and 23 Ashtami, and says no source book lists tithis to avoid. BPHS Ch. 89 Sl. 1-7 asks for no Rikta-Bhadra Dosha but does not say which tithis are Rikta.
PakshaShukla, the waxing MoonBPHS Ch. 3 Sl. 11 and Saravali Ch. 4 Sl. 9 call the waning Moon a malefic; Saravali Ch. 4 Sl. 36 has benefics strong in the bright half. Reading that as good for a beginning is the engine's step.
WeekdayMonday, Thursday or FridayThe engine's list; no citation.
Rahu KaalThe window does not overlap itThe engine's weekday table, after Drik Panchang as its comment records. No text in the library mentions Rahu Kaal.
This app's muhurat engine (a check script), run 2026-10-22, and its code.

That counts factors on the engine's lists; it is not the engine's score and not a ruling from any text. BPHS Ch. 89 Sl. 1-7, the one passage that sets general conditions for a muhurta, is written for a different rite and names no tithi or nakshatra. Two personal factors, the Moon's house from your ascendant and your Personal Day number, are added only in the calculator and the in-app feature; its property-purchase house list (1, 2, 4, 9, 11) cites no book either.

What the texts say about buying property, and the junction check

A search of BPHS, Saravali, Daivajna Vallabha, the Bhrigu Sutras and Advanced Predictive Astrology found no muhurat rule, and no list of nakshatras, tithis or weekdays, for buying property. This page cites none; the engine's lists stand alone.

Two nearby texts are not rules for these windows. Saravali Ch. 7 Sl. 5-6 says the good effects of a bhava can be better reaped if an enterprise relating to it starts on the weekday, hora, month or year ruled by that bhava's lord. That works chart by chart; the engine's weekday list is the same for everyone. BPHS Ch. 11 Sl. 5 puts lands and buildings under the 4th house: a signification of the house, not a rule about the Moon's house on a day. The 4th is on the engine's property list.

The other text is gandanta. BPHS Ch. 92 Sl. 1 reads birth, travel and auspicious functions such as marriage at a junction of tithis, nakshatras or lagnas as inauspicious; this site does not repeat the outcome it names. A purchase is not among its examples, so the check below is a fact about the windows, not a rule for one. Sl. 2 puts tithi junctions at the last two ghatikas of tithis 5, 10, 15 and the first two of 1, 6, 11, which this page reads within each half (engine count: 20, 25, 30 and 16, 21, 26). Sl. 3 puts nakshatra junctions between Revati and Ashwini, Ashlesha and Magha, Jyeshtha and Mula. A ghati is 24 minutes (Ch. 5 Sl. 6-8), so two is 48. The engine tests none of this, though Revati is on its list.

Two listed near misses come within an hour of a junction span: 12 November at 3:30 PM opens 22 minutes after Mula's two-ghatika span ends (about 15:08 IST), but inside Sl. 5's wider Abhukta Mula span (Mula's first eight ghatikas, to about 17:32), and 20 November at 6:40 AM overlaps two tithi spans (06:30 to 08:06). Revati, the one junction nakshatra on the property list, ends at 05:56 IST on 22 November, before that day's first window. A panchang computed for your city can place those changes some minutes differently, which is worth checking for a window this close.

Worked example: the same month ranked for one reference chart

With the two personal factors added, this app's engine ranks the month for a fixed reference chart (1985-01-01 06:00 IST, New Delhi, 28.6139 N, 77.2090 E); these five are that chart's alone. The engine labels the first Excellent and the rest Good, bands that start at scores of 78 and 62.

This app's muhurat engine (a check script), run 2026-10-22.

Four of the five miss exactly one rule and 7 November misses two, so the personal factors are doing the ranking. The 5 November window and the 11 November pair both have a Moon-house line (the 11th and the 1st), so the house does not separate them; 5 November's Personal Day line and listed weekday outweigh the waxing Moon the 11 November pair has. The 7 November window shares 5 November's Moon house and has a Personal Day line, so the weekday separates them. The 21 November window has no Moon-house line; Personal Day 8 and the waxing Moon carry it.

Limits: what these windows cannot tell you

  • A purchase has several dates: agreement, payment, registration, possession. No text cited here says which counts, and the calculator does not ask; it ranks sampled windows over the 30 days from the day you use it.
  • Three windows a day is a sample: a nakshatra or tithi changes inside the 90 minutes in 12 of the 90; the panchang and Choghadiya calculators divide the whole day.
  • Times are IST, with the Moon and tithi read at each window's start and Rahu Kaal on a fixed 06:00 to 18:00 grid, so a sunrise-based panchang can differ; the Rahu Kaal calculator uses real local sunrise from a place.
  • No window, whether it passes every rule or not, is a promise about a property. Registrars, banks and sellers keep their own hours, so check the one you need is open. The Muhurat calculator adds your chart's personal factors for the next 30 days; the December 2026 page applies these rules to the next month.
Why do the Wednesday 11 November windows not pass every rule for a property purchase?
Wednesday is not on the engine's property weekday list (Monday, Thursday, Friday), which cites no text, so there is no source here to explain it. Both windows meet every other rule.
Why do the 16 November windows, which pass every rule for a business launch, miss here?
Shravana is not on the engine's property nakshatra list, and each activity has its own lists. The 9:15 AM and 3:30 PM windows miss only that rule; the 6:40 AM window also overlaps Rahu Kaal.
If no window passes every rule, is November a poor month to buy?
No. It means no sampled window passes all five of this app's checks; the app does not forecast how a purchase will go. The Muhurat calculator can rank windows for your own chart.
Would a window that passed every rule make a purchase safe?
No. Title checks, finances and the terms of sale are what protect a purchase, and this page says nothing about them.

What it needs

Date, time and place + What the muhurat is for

That is more than this article asks for - it only ever takes a date, and sometimes a time, and never a name or a birth place. So this one runs on its own page, which asks for exactly what it needs and stores none of it.
