If a dispute over a house, a plot of land or a family share is weighing on you, the first steps are practical: your papers, a lawyer, and people you trust. A chart cannot say who holds the right or how a case will end. The classical texts read land and houses from the 4th house, its lord, the Moon and Mars, and enemies from the 6th, and name periods in which land is gained or lost or quarrels with co-heirs arise. This page sets out what they say, how to check them in your own chart, and where the reading stops. It is one of the life questions this site answers in the same way.
What the classical texts say about property and disputes
Land and houses: the 4th house, the Moon and Mars
BPHS Ch. 11 Sl. 5 gives the 4th house "conveyances, relatives, mother, happiness, treasure, lands and buildings". Ch. 32 Sl. 31-34 names the Moon as its fixed significator, or karaka, and Ch. 70 Sl. 1-6 gives Mars "co-borns, strength, qualities and land" and Jupiter "wealth and property". Ch. 70 Sl. 21-23 judges the mother, the house and the village from the 4th counted from the Moon. Ch. 15 gives full residential comfort when the 4th holds its own lord or the Lagna lord and a benefic aspects it (Sl. 2), and "beautiful mansions" when the 10th lord joins the 4th lord in an angle or a trine (Sl. 4).
The modern material printed with the Bhrigu Sutras adds more: its house list gives the 4th "buildings, ancestral property" and the 8th "inheritance, legacies, wills", and its introductions give Mars "landed property" and Saturn "land, property". These are the editor's lists, not sutras.
Disputes: the 6th house, and where litigation comes from
BPHS Ch. 11 lists enemies under the 6th house (Sl. 7), and also under the 2nd, the 8th ("battle, enemies") and the 12th ("history of enemies"). Litigation is not in that chapter; the house list printed with the Bhrigu Sutras gives the 6th "tenants, enemies ... litigation". In BPHS the word appears only in Ch. 45, among the effects of planetary states (avasthas) that this app does not compute, and never about land or a house. No classical verse in this site's sources ties a court case over property to a placement or a period.
A modern author does. Dr S. S. Chatterjee's Advanced Predictive Astrology Vol. II calls the 6th lord "the lord of litigation" and writes that with the 4th, "litigation relates to properties" (p. 120), without saying whether he means the 4th house or its lord. On p. 74 he reads the 4th lord in the 8th as "losses in ancestral properties, litigations", or "legacies" under benefic aspects. These are a modern author's rules, not verses.
| What the texts look at | Where |
|---|---|
| The 4th house: lands and buildings, conveyances, mother, happiness | BPHS Ch. 11 Sl. 5 |
| The Moon, significator of the 4th; the 4th from the Moon for the house | BPHS Ch. 32 Sl. 31-34; Ch. 70 Sl. 21-23 |
| Mars for land; Jupiter for wealth and property | BPHS Ch. 70 Sl. 1-6 |
| Residential comfort and mansions from the 4th lord's placement and company | BPHS Ch. 15 Sl. 2, 4 |
| Enemies: the 6th house, and also the 2nd, 8th and 12th | BPHS Ch. 11 Sl. 3, 7, 9, 13 |
| Ancestral property (4th), inheritance and wills (8th), litigation (6th) | House list printed with the Bhrigu Sutras (modern) |
| The 6th lord with the 4th: litigation over property | Chatterjee, Advanced Predictive Astrology Vol. II, p. 120 (modern) |
Timing: the 4th lord's Dasha and the sub-period lists
BPHS Ch. 48 Sl. 2-4 gives the Dasha of each house lord a one-line reading: "acquisition of house and land" for the lord of the 4th, "danger from enemies and ill health" for the lord of the 6th. Neither stands alone. The close of Sl. 5-8 reads a graha in the 6th, 8th or 12th at the start of its Dasha as giving adverse results, one in an auspicious house good ones, and weighs both placements, at birth and at the start. Sl. 14-17½ make the 6th lord's Dasha favourable when it is joined with the lord of a trine.
The sub-period chapters (Ch. 52-60) mention land and houses many times, as gains in some slokas and losses in others, each on a condition about where the sub-lord stands, counted from the Lagna or from the Dasha lord. Coparceners, the translator's word for joint heirs to a family's property, appear in eight slokas, always among unfavourable results and each on its own condition. Four examples:
| Sub-period lord (Dasha lord) | BPHS | The sloka asks the sub-lord to be | How the English words it |
|---|---|---|---|
| Jupiter (Mars) | Ch. 54 Sl. 17-19½ | In a Kendra, a Trikona or the 11th from the Dasha lord, joined with the lord of the 1st, 4th, 9th or 10th, or in a benefic Navamsa | "Acquisition of a house, land ... gain of property" |
| Venus (Moon) | Ch. 53 Sl. 57-57½ | Debilitated, combust, or joined or aspected by malefics | "Loss of landed property", with other losses and opposition from government |
| Saturn (Rahu) | Ch. 55 Sl. 25-26 | Debilitated, in an enemy's sign, or in the 8th or 12th house | "Disputes with the coparceners, disputes in dealings with others" |
| Rahu (Jupiter) | Ch. 56 Sl. 76-78 | Joined by a malefic, or in the 8th or 12th from Jupiter | "Troubles in domestic affairs, antagonism with co-borns and coparceners" |
The remedies printed beside some of these slokas are not reproduced: the text prescribes propitiation, and this app does not. For transits, BPHS Ch. 70 Sl. 24-27 reads gains of land when Mars passes through a sign with more Rekhas, the favourable marks, in its own Ashtakavarga after a reduction the text calls Trikon Shodhana. None of this dates a dispute.
How to check this in your own chart
- Open the birth chart calculator and note your Lagna, the 4th house and any graha in it, then the 4th lord (house lord): sign, house and the calculator's dignity label. The Lagna changes sign about every two hours, so an uncertain birth time can move the 4th house (birth time unknown).
- Note the Moon's sign, house and dignity (the Moon sign calculator gives the sign from the date alone), then count the 4th sign from the Moon and note what stands there.
- Note Mars, then the 6th house and its lord. Is the 6th lord in the 4th, or with the 4th lord? That is Chatterjee's modern link to litigation over property; no verse states it.
- Open the Vimshottari dasha calculator for the running Mahadasha and Antardasha with dates. Is the Mahadasha lord the 4th lord or the 6th lord? To see where it stood when its Dasha began, enter that date in the birth chart calculator and count its sign from your own Lagna.
- For the sub-lord, find its slokas in Ch. 52-60 (the table has four) and check whether your chart meets the condition, counted from the Lagna or the Dasha lord as the sloka says.
- If you open the Chaturthamsa (D4) calculator, BPHS Ch. 7 Sl. 1-8 assigns that chart "fortunes", not property, and the calculator reports signs and houses with no score, timing or forecast.
- Weigh the findings together, then set them beside what no chart holds: the title papers, any will, the other party and the law.
A sample run
Take 3 January 1976, 06:20, New Delhi, checked on 22 October 2026 (enter the date, time and place in the birth chart calculator; the dasha and Gochar calculators use the day you open them). The Lagna is Sagittarius at 4.49 degrees, so the 4th is Pisces. Its lord, Jupiter, which also rules the Lagna, stands alone there in its own sign at 22.09 degrees (4th lord in the 4th house); Ch. 15 Sl. 2 also asks for a benefic's aspect, and no graha aspects the house. The Moon is in Capricorn at 5.54 degrees in the 2nd, joined by Mercury, in a sign the calculator labels an enemy's; the 4th from it, Aries, holds Ketu. Mars is in Taurus in the 6th, labelled an enemy sign and retrograde; the Bhrigu Sutras (46-53) say Mars in the 6th "will defeat his enemies". The 6th lord, Venus, is in Scorpio in the 12th, not joined to the 4th or to Jupiter, though Jupiter aspects it; Chatterjee's "with" does not say whether an aspect counts.
The dasha calculator shows the Jupiter Mahadasha from 4 January 2013 to 4 January 2029, the 4th lord's Dasha that Ch. 48 Sl. 2-4 reads for house and land. On the day it began, Jupiter was in Taurus, the 6th sign from this Lagna, which the close of Sl. 5-8 reads as adverse: birth and commencement pull opposite ways. The running Antardasha is Rahu's, 11 August 2026 to 4 January 2029. Rahu is alone in Libra in the 11th, the 8th sign from Jupiter, which meets the condition of Ch. 56 Sl. 76-78; it meets none of the favourable Sl. 72-75 (Libra is none of Rahu's exaltation, Moolatrikona or own signs in BPHS Ch. 47 Sl. 34-39½, the 11th is neither a Kendra nor a Trikona, and no benefic or Kendra lord joins or aspects it). The app flags no dosha; the yogas calculator lists Hamsa, Harsha and Vimala Yogas among others, and that day the Gochar calculator labelled one transit testing, Ketu in the 8th from the Moon, and the other eight favourable or neutral (Mars flagged "intensified"), none of which this page weighs. So: a strong 4th lord, a Dasha read both ways, and a sub-period whose sloka lists family antagonism; none of it says whether a dispute will arise or how it would end.
Common misreadings
- "The D4 is the property chart." BPHS Ch. 7 Sl. 1-8 reads "fortunes" from the Chaturthamsa; no verse in this site's sources reads property from the D4.
- "Mars in the 4th takes away land." The Bhrigu Sutras (26-33) read it harshly, with no land of one's own and strained relations with near relatives, but turn it round for Mars in its own or exalted sign with a benefic, or in a friendly sign. The app's Mangal Dosha flag counts Mars in the 4th too; its note is about partnership, not property.
- "The 6th lord's Dasha brings a court case." Ch. 48 Sl. 2-4 reads it as danger from enemies and ill health, not litigation, and Sl. 14-17½ can make it favourable.
- "Saturn takes property." Ch. 56 gives Saturn in Jupiter's Dasha "gain of land, house" in a Kendra, a Trikona, the 11th or the 2nd from Jupiter (Sl. 15-15½), and antagonism with kinsmen in the 6th, 8th or 12th house, combust or in an enemy's sign (Sl. 12-14): placement decides, not the graha.
What astrology cannot tell you about a property dispute
No chart can say who holds the title, what a will or the law of succession gives each heir, whether a sale or partition was valid, how a court will rule or how long a case will take. Those turn on documents, evidence, the law and the people on the other side, none of which is in the texts' tests, and a chart describes one person, not the other side.
For practical questions, ask a lawyer about title, partition, a will or a tenancy, and the registration or land-records office about what is on record. If cost is a concern, ask your District Legal Services Authority about free legal aid for those who qualify. If you feel low for more than two weeks, talk to someone you trust or call Tele-MANAS 14416 (free, 24x7, India). When will I buy a house, court case in kundli and conflict at home look at related factors in the same way.
What to take care of
The texts flag property, family and litigation in a few places. BPHS Ch. 48 Sl. 2-4 reads the 6th lord's Dasha as a time of danger from enemies and ill health; this is not a diagnosis - see a doctor for any symptom. Ch. 55 Sl. 25-26 and Ch. 56 Sl. 76-78 read their sub-periods, on their conditions, as times of disputes or antagonism with coparceners, and Ch. 53 Sl. 57-57½ reads Venus's sub-period in the Moon's Dasha, with Venus debilitated, combust or with malefics, as one of loss of landed property. Chatterjee (pp. 74, 120), a modern author, ties the 4th lord in the 8th, and the 6th lord with the 4th, to litigation over property. Read these as periods to be careful with papers and family agreements, not as a forecast.
- Keep the property's papers in order and in one safe place: the title or sale deed, mutation and tax records, and any will, gift or partition deed, with copies held by someone you trust.
- Before signing anything about family property, such as a partition, a release of your share or a power of attorney, read it twice and have a lawyer you choose check it.
- Put agreements with relatives or co-owners in writing, and register them where the law requires it.
- Do not take large unsecured loans or sell in a hurry to pay for a case; ask for a written estimate of costs first.
- Where both sides are willing, consider mediation before a long case.
- If anyone is threatening you or your family over the property, call 112.
Frequently asked questions
- Can a kundli tell me whether I will win a property case?
- No. No classical verse in this site's sources addresses a court case over property. BPHS lists sub-periods in which land is gained or lost, or quarrels with coparceners arise, each on a condition; none names a winner or a date.
- Which house shows property and inheritance?
- BPHS Ch. 11 Sl. 5 gives the 4th house lands and buildings; the modern house list printed with the Bhrigu Sutras adds ancestral property to the 4th and inheritance and wills to the 8th. See the 8th house page.
- Is the D4 (Chaturthamsa) the chart for property?
- Not in BPHS, which reads "fortunes" from it (Ch. 7 Sl. 1-8).
- Does the Dasha of the 6th lord bring litigation?
- Not in the text. BPHS Ch. 48 Sl. 2-4 reads it as danger from enemies and ill health; litigation for the 6th comes from the modern house list and from Chatterjee.
- What if I do not know my birth time?
- The Moon-based steps work from the date alone, cast at local noon. The Lagna, and so the 4th and 6th houses and their lords, needs a reliable time and place.
- Does this app predict property disputes?
- No. It computes the positions, house lords and dasha dates the steps above use; none of its calculators gives a reading for a property dispute.
