When will I buy a house? What the classical texts look at in a kundli, and what they cannot date

A kundli does not hold a date for buying a home. What BPHS, Saravali and the Bhrigu Sutras actually read for houses and land: the 4th house, its lord, the Moon and Mars, the dasha lists, and how to check each in your own chart.

In short

A kundli does not date the purchase of a house. BPHS reads houses and land from the 4th house, its lord, the Moon as its significator and Mars for land; it names house and land in the Dasha of the 4th lord, makes each Dasha depend on where its lord stands, and lists many sub-periods that include a house or land among other results, each on a condition. None of these verses gives a year.

"When will I buy a house?" is often asked after years of saving, renting or sharing a family home, and a chart cannot answer it with a date. The classical texts read houses and land from the 4th house, its lord, the Moon and Mars, and look to dasha periods for when that theme is active. This page sets out what they say, how to read the same factors in your own chart, and where the reading stops. It is one of the life questions this site answers in the same way.

What the classical texts say about a house and land

The 4th house, its lord and the significators

BPHS Ch. 11 Sl. 5 gives the 4th house "conveyances, relatives, mother, happiness, treasure, lands and buildings". Its fixed significator, or karaka, is the Moon (Ch. 32 Sl. 31-34). Ch. 70 Sl. 1-6, which lists what each graha stands for, gives Mars "land", Jupiter "wealth and property" and Venus "conveyance"; Saravali Ch. 7 Sl. 7-13 gives Jupiter "residence". The modern house list printed with the Bhrigu Sutras puts "residence", "buildings" and "ancestral property" under the 4th, and the editor's introduction to Mars calls it the governor of "landed property": both are the editor's material, not sutras.

BPHS Ch. 15, the chapter on the 4th house, has two verses about a dwelling. Sl. 2 gives residential comfort in full when the 4th is occupied by its own lord, or by the Lagna lord, and a benefic aspects it. Sl. 4 says the native will "acquire beautiful mansions" when the 10th lord joins the 4th lord in an angle or a trine. Ch. 24 Sl. 37-48 read the 4th lord in each of the twelve houses; in the 1st, for example, Sl. 37 gives "lands, conveyances" among its results. The only ages in Ch. 15 (Sl. 10-14) are for conveyances, not for a house.

The divisional chart many people expect here is not the one BPHS names. Ch. 7 Sl. 1-8 reads "fortunes" from the Chaturthamsa (D4) and "benefits and adversities through conveyances" from the Shodashamsa (D16); it assigns houses and land to no divisional chart. The Chaturthamsa calculator computes the D4; read it with that note.

Dasha: a house appears in many periods, each on a condition

BPHS Ch. 48 Sl. 2-4 gives the Dasha of each house lord one line, and the 4th lord's is "acquisition of house and land". Sl. 1, stated for the 10th lord and then in general, makes a Dasha favourable when its lord stands in an auspicious house, exalted or the like, and adverse when it is debilitated in an inauspicious one, so the line depends on where the 4th lord stands. A house or land also appears in the sub-period chapters (Ch. 52-60): in 46 of their 288 slokas, 36 times as a gain or a new house and 10 times as a loss. Every one of the nine sub-lords has such a gain somewhere, each on its own condition, usually about the sub-lord's placement and sometimes counted from the Dasha lord rather than the Lagna. Four examples:

Sub-period lord (Dasha lord)BPHSThe sloka asks the sub-lord to beWhat it lists, among much else
Moon (Sun)Ch. 52 Sl. 4-6In a Kendra or a Trikona"Acquisition of a house, of land", with wealth and conveyances
Mars (Mars)Ch. 54 Sl. 3-4Exalted, in its own sign or its own Navamsa, and strong"Acquisition of a house, land", with royal favour
Saturn (Jupiter)Ch. 56 Sl. 15-15½In a Kendra, a Trikona, the 11th or the 2nd from the Dasha lord"Gain of land, house, son and cattle"
Rahu (Saturn)Ch. 57 Sl. 63-64Not exalted, nor in any other auspicious position"Loss of house and agricultural lands", among other adverse results
Four of the 46 sub-period slokas that name a house or land.

Because every sub-lord has such a sloka, the lists cannot narrow a decade to a year. The remedies printed beside some sub-period slokas are not reproduced: the text prescribes propitiation, and this app does not.

Transit

BPHS reads transits for land through the Ashtakavarga. Ch. 70 Sl. 24-27 gives gains of land when Mars passes through a sign holding more Rekhas in Mars's own Ashtakavarga after Trikona Shodhana, a reduction of the counts, and Sl. 34-36 gives gain of wealth, land, happiness and marriage when Venus passes through signs with more Rekhas in its own. The Ashtakavarga calculator counts the favourable marks, which this BPHS translation calls Rekhas, as bindus, and also returns the counts after Trikona Shodhana. Neither verse says how many marks are enough, and neither gives a date.

Disputes over property are a separate question, which BPHS does not treat under the 4th house (Ch. 11 Sl. 5, Ch. 15); property disputes in a kundli looks at it.

How to check this in your own chart

  1. Open the birth chart calculator and note your Lagna; the 4th house is the fourth sign from it. Note any planet in the 4th, and the 4th lord (house lord): its sign, house and dignity. The Lagna changes sign about every two hours, so an uncertain birth time can move the 4th house (birth time unknown).
  2. Compare the chart with Ch. 15: is the 4th occupied by its own lord or by the Lagna lord (Sl. 2), and does the 10th lord share the 4th lord's sign in an angle or a trine (Sl. 4)? Then read the 4th lord's house in Ch. 24 Sl. 37-48; the 4th house page and the 4th-lord pages set those verses out.
  3. Note the Moon and Mars: sign, house and dignity. The Moon sign calculator gives the Moon's sign; count the 4th sign from it (Ch. 70 Sl. 21-23) and note its lord.
  4. Open the Vimshottari dasha calculator for the running Mahadasha and Antardasha with dates. Is the Mahadasha lord your 4th lord, and where does it stand? Does the sub-lord stand where its sloka asks, counted from the Lagna or from the Dasha lord as the sloka says?
  5. If you are signed in, the Current Dasha card on the Timeline tab of your Kundali names the houses the running Mahadasha lord rules. When one of them is the 4th, it carries Ch. 48's line in its own words: "gains in property, home comforts and vehicles". Like the verse, it describes a theme, not a date.
  6. The Ashtama Sani calculator shows whether Saturn is passing through the 4th or the 8th sign from your Moon (see the misreadings below).
  7. Weigh the findings together, then set them beside what no chart holds: your savings, your income, the loan you can carry and the prices where you want to live.

A sample run

Take 6 October 1992, 05:56, New Delhi, checked on 22 October 2026 (enter the date, time and place in the birth chart calculator; the dasha and Ashtama Sani calculators use the day you open them). The Lagna is Virgo at 13.85 degrees, so the 4th is Sagittarius, which holds Rahu; the Bhrigu Sutras for Rahu in the 4th (9-10) say nothing about a house or land. The 4th lord, Jupiter, stands in Virgo at 5.24 degrees in the 1st house, labelled neutral, and also rules the 7th. Ch. 24 Sl. 37 gives the 4th lord in the 1st "lands, conveyances" among its results. Neither dwelling verse of Ch. 15 is met: the 4th holds neither Jupiter nor the Lagna lord, Mercury, and Mercury, also the 10th lord, is in the 2nd, not with Jupiter. The Moon, the significator, is in Capricorn in the 5th, in an enemy sign, with Saturn; the 4th from it, Aries, is empty, and its lord Mars, the significator of land, is in Gemini in the 10th, also in an enemy sign. The app flags Kendradhipathya Dosha (Mild), because Jupiter rules two angles; this page does not weigh it. The dasha calculator shows Jupiter's Mahadasha from 3 May 2023 to 3 May 2039: the Dasha of the 4th lord, with Jupiter in an angle but in a neutral sign, so neither case of Ch. 48 Sl. 1 applies exactly. For this chart the Kundali's Current Dasha card would label the period neutral and read "As lord of your 4th and 7th houses, this period also touches gains in property, home comforts and vehicles", followed by a line for the 7th. Saturn's Antardasha runs from 20 June 2025 to 1 January 2028. Ch. 56 Sl. 15-15½ lists land and a house among its results when Saturn is in a Kendra, a Trikona, the 11th or the 2nd from the Dasha lord; Capricorn is the 5th sign from Jupiter, so that condition is met. The counterpart, Sl. 16-17, needs Saturn in the 6th, 8th or 12th from Jupiter or joined by a malefic; its only companion is the Moon, waxing at this birth, which Ch. 3 Sl. 11 does not count as a malefic. Aspects are a further step this sample leaves out. Saturn, then in Pisces, was in the 3rd from the Moon, which the Gochar calculator labels favourable (of the other eight grahas it labelled only Ketu testing that day); Sade Sati, Ardha Ashtama Sani and Ashtama Sani were not running. On the factors this page looks at, this chart is in the 4th lord's Dasha with a sub-lord where its sloka asks. The verses still list a house among many other results and give no year, and nothing in the app dates a purchase.

Common misreadings

  • "The 4th lord's Mahadasha is when I will buy a house." Ch. 48 Sl. 2-4 ties that Dasha to house and land, but Sl. 1 makes it depend on where the lord stands, the Dasha runs for years, and the sub-period lists give a house or land to all nine sub-lords on their own conditions.
  • "Mars in the 4th means I will never own a house." The Bhrigu Sutras for Mars in the 4th (26-33) do say the native will have "no land of his own", then reverse it when Mars is in its own sign or exalted and is joined by a benefic or in a friendly sign; the editor adds that the 4th lord must be weighed too. BPHS gives Mars a house or land as a gain in seven sub-period slokas, and as a loss in two. One placement is one line among many.
  • "I must not buy while Saturn is in the 4th from my Moon." Sade Sati, Ardha Ashtama Sani and Ashtama Sani are later traditions: BPHS, Saravali and the Bhrigu Sutras do not mention them. This app takes Sade Sati from S. Kannan's Fundamentals of Hindu Astrology and the other two from Chatterjee's Advanced Predictive Astrology Vol. II (pp. 311-313). Chatterjee (p. 313) reads Ardha Ashtama Sani, Saturn in the 4th from the Moon, as a time of family unhappiness and of loss of money and happiness, because the 4th "rules happiness of mind": one modern author's reading of a transit, with no rule about buying a house. The book's list goes on to graver events and to named people's lives; this page leaves those out, as this app does not forecast such events. The app's own note reads the period as testing domestic peace and family matters, "calling for patience at home rather than signalling anything fixed or fated".

What astrology cannot tell you about buying a house

No chart knows your savings, your income, the loan a bank will give you, the prices where you want to live, the seller, or whether the title is clear. Those decide whether and when you buy, and none of them is among the texts' tests. A favourable 4th house does not make a purchase affordable, and a difficult one does not make a sound purchase unwise.

Before you buy, the useful people are a property lawyer who checks the title and any loan or claim registered against it, a registered valuer, and your bank, whose loan agreement you should read in full; keep every receipt and agreement in writing. A period or a date from an astrologer is not a reason to skip any of these, or to borrow more than you can repay. Why does money not stay looks at a related question in the same way, and why do I feel insecure about money covers what to do when money worries are weighing on you.

Frequently asked questions

Can a kundli tell me the year I will buy a house?
No. BPHS ties house and land to the 4th house and its lord, names them in the Dasha of the 4th lord (Ch. 48 Sl. 2-4) and lists them among the results of many sub-periods (Ch. 52-60), each on a condition about placement. None of these gives a year.
Which planet shows property?
BPHS names more than one. The Moon is the fixed significator of the 4th house (Ch. 32 Sl. 31-34); Ch. 70 Sl. 1-6 gives Mars "land" and Jupiter "wealth and property"; Saravali Ch. 7 Sl. 7-13 gives Jupiter "residence". The editor's introduction printed with the Bhrigu Sutras calls Mars the governor of "landed property".
Is the Chaturthamsa (D4) the chart for property?
Not in BPHS. Ch. 7 Sl. 1-8 reads "fortunes" from the Chaturthamsa and conveyances from the D16, and assigns houses and land to no divisional chart. Read the D4 as the text describes it.
Is there a good day to register a house or move in?
That is a different question from whether a chart shows a purchase. The Muhurat calculator, which needs a birth time, lists its three best-scoring windows for a property purchase over the next 30 days, and property purchase muhurat, November 2026 sets out one month. A good day does not make a purchase sound; the checks above still apply.
What if I do not know my birth time?
The Moon's sign, and the 4th counted from it, usually come from the date alone: a date-only chart is cast at local noon, and the Moon moves about 13 degrees a day. The Lagna, the 4th house, its lord and exact dasha dates need a reliable time and place. See birth time unknown.
Does this app predict when I will buy a house?
No. It computes the factors above. The Kundali's Current Dasha card names the 4th-house theme when the running Mahadasha lord rules the 4th, as BPHS Ch. 48 does, and neither the verse nor the card gives a date.

A birth time is optional. Without one this is read at local noon on your birth date - and the Moon moves about 13 degrees in a day, so add the time if you know it.

No place is asked for on this page, so the time is read as Indian Standard Time (IST). Born outside India? Run it on its own page, where you can add the place.
